Granny flats are usually single wide mobile homes that are used on property where a second dwelling is required as a home for a family member.  Most townships allow the installation of a small mobile home for this purpose.  Check with your township to find out what their rules and regulations are - size, building code, lenght of permit, etc.  Pricing for small single wide homes used as "Granny Flats" starts around $45,000.

Single wide mobile homes, generally 16' wide, come as complete assemblies, with all systems, flooring, window treatment, wall coverings, light fixtures, etc installed and ready to be hooked up to services. These homes range from 5600 sq ft to 1216 sq ft and come in lengths from 40' to 76'.

The maximum size for a single wide is 1,216 sq ft. These homes can be built to either CSA Z240 or CSA A277.
